Hodderslife 2016

Welcome to the first edition of Hodderslife of 2016.

Here at Hodders we have had a rapid start to the year and long may it continue. We have seen a prominent increase of instructions for both sales and lettings. We expect supply to increase as we push through into February and March.

For many Autumn is a time of disappointment; the glorious days of bathing in the sun are all be over, and in its place will be the cooler nights and rainy days of autumn. The days may of course be getting shorter, but that just means that there’s more of the night to enjoy. 

The latest Land Registry figures show the property market growth has continued with house prices up 4.2 per cent compared to a year ago. It says average asking prices are now at a new record high of £294,834 and the monthly rise in England and Wales is the biggest recorded in a September since 2002.

Autumn is normally associated with dropping temperatures and the nights drawing in as winter approaches. Early signs though in the property market are positive with reports the average price of a house hit a new national high in September, rising £2,550 to £294,834, and is now poised to reach £300,000 by the end of the year. Whilst most people assume the market goes into hibernation in the Autumn, Hodders have seen some of the highest activity levels following the summer break and are keen to talk with you if you are considering selling your property this side of Christmas so contact your local office today.

Well the warm weather is finally here but unlike the weather the housing market in June has seen a tremendous improvement compared to May. It looks like the outcome of the election has raised confidence in the market with asking prices rises of around 3pc in June taking this to a new record high. Hodderslife - Fifty Shades Of Purple

With the final budget of this Parliament now passed and each of the main parties setting out their stalls as far as the housing market is concerned, we can see there is a clear lack from all camps of an overarching housing strategy.

The latest scheme announced in George Osborne's budget of 'Help-to-buy ISA's' are another short term measure and does little other than to kick this major issue into the long grass. By doing so it may result in lower levels of homeownership going forward, with owner-occupation falling over the next four or five years.

Hodderslife - A Great Start To The Year

Welcome to the first edition of Hodderslife of 2015.

Since returning after the holiday break we have experienced a buoyant start to the year, with an increased level of instructions for both sales and lettings. Industry commentators would have us believe the forthcoming election is putting a hold on the market however we have seen a surge in people wishing to take advantage of the recent stamp duty changes and exceptionally low interest rates.

We expect supply to continue to meet demand as we push through into February and March with prices remaining at the same levels as Q4 2014.

Hodderslife - Autumn Edition

Welcome to the autumn edition of Hodderslife. We are fast approaching the last quarter of the year and what a busy time it has been. The ONS recently released figures showing six regions of the UK now have average house prices higher than their pre-financial crisis peak after values rose again in July. This has seemed to plateau towards the end of August according to a survey of chartered surveyors across the UK carried out by RICS. So with Christmas fast approaching there has never been a better time to capitalise on the great market conditions. The current consensus is that a majority of MPC members will not vote for an interest rate rise until the early months of 2015. This may well affect the average asking price for homes more so in London and the South East over the first six months of next year. Sales are still strong across all four of Hodders offices with demand out stripping supply in most cases. This provides us with a clear sign that there is still a great deal of confidence in the housing market and the UK’s recovery as a whole.

July Edition - Hodderslife

It’s officially summer! The schools will be breaking up in a few weeks, suitcases will be packed and planes, trains and caravans will be boarded for the long awaited summer holiday.

Before you pack your flip flops and snorkel, ready to make the most of your well earned vacation, have you considered if now is the right time move?

A recent survey by the Nationwide Building Society shows UK house prices have risen above their peak of 2007 and climbed 1% in June and were up an average of 11.8% from the previous year.

This has had the nock on effect of powering the British construction industry, who in June hired staff at its fastest ever rate to cope with a sharp rise in house building. All in all this suggests sustainable positive growth for the 2nd half of 2014.

Welcome to the latest summer edition of Hodderslife. As we are nearly half way through 2014 we thought it would be a good time to reflect on the how the property market has been fairing since the beginning of the year. Recent figures from the 'Office of National Statistics' revealed UK house prices rose by 8% in the year to the end of March 2014. However prices fell by 0.5% in March 2014 compared with February 2014, showing we had reached a point where price rises were starting to level out and possibly plateau over the next few months. Following the introduction of the 'Mortgage Market Review' at the end of April commentators have been suggesting this will also affect house prices. So far we have seen a very limited impact of this, where lenders are taking longer than average to approve loans but in general approvals are still be given. All in all the last six months have seen exceptional numbers of sales agreed through Hodders and we feel the current optimism in the market will continue at least until the end of the year and most probably continue into 2015 as well.
